Building a new home with us is easy and here are the steps you need to take.
1.) Have your Realtor contact us and present your Bank pre-approval letter and or your can contact us personally and present your banking details.
2.) Sit down and detail what you are looking for so that we can determine your final price to present to your bank. Once approved by our banking partner Huntington Bank we then move forward. However if you should use a different Bank we can work with your Bank only if we are approved which can sometimes take a month or more.
3.) Submit your 10% down payment which shall be used towards building materials, permits and labor. You must also purchase the lot under a signed agreement for RDH to build the home.
4.) The Bank is then notified about your down payment to get your Construction Loan started.
5.) As Rozier Designer Homes LLC completes each phase of construction, the bank shall disburse funds to Rozier Designer Homes based on the bases of what has been completed and that has passed inspection by the Bank, the home owner and the City Inspection Building Officials. During construction the homeowner shall and can pick materials wanted and in some cases pay additional monies for upgrades by means of cash or bank approval for upgrades.
6.) Once the home has been completed the city shall make their final inspection and issue a Golden Rod which is the Occupancy Stamp
7.) The Bank shall then is the final funds to Rozier Designer Homes LLC to complete the deal.
8.) Rozier Designer Homes LLC then issues all home warranties to the new homeowners which is covered through HBA and the 15 Year Tax abatement shall be issued a few months later if your home is built within a area accepting Green Certifications for Tax Abatements.
