    STAIRCASE

    The standard staircase for the Cliff Hanger comes oakwood treads and risers system with a solid wood stair tread The staircase upgrade comes with with an open staircase riser for the first floor to the second floor with 2" treads, cable hand railing as viewed, two outside stair stringers at an additional cost of $45,000.00 Steps to the basement shall be popular wood painted and or have a carpet runner. Single steel staircase center stringer is at an extra cost of $49,000.00

    The Cliff Hanger comes with a Dishwasher and Garbage disposal. 

    Basement

    The Cliff Hanger also comes with a 13 course basement, Optional upgrade available for a fully finished basement except for the utility room. There shall be an allowance for carpet within the basement upgrade. Finished Basement Upgrade at: $68,000.00

    Roofing

    The Cliff Hanger comes with 30 year black architectural shingles.  You can upgrade to a corrugated metal roof at an additional cost of $52,000.00

    Interior and Exterior Hand Railing

    Cable railings shall be at an extra cost. this home shall feature standard railings for the exterior front of the home. The first floor and the second floor floor shall be standard closed walls with handrail. No cable railing will be used for the basement. Front porch shall be white powder coated metal and stainless steel cable railing. The rear deck and /or landing shall be standard Vinyl and have composite decking. There is an extra cost of $7,500.00 Cable railing on rear deck.

    Outside facade

    The Cliff Hanger comes with exterior stack stone, stucco and Vinyl siding as viewed in renderings. Customer cannot change the style and/or color because design was cleared and approved by city planning.

    Windows and Doors

    Jeld-Wen windows are the standard for the Cliff Hanger and Pella 250 Series and shall be one of the option as an upgrade at and additional $4,000.00  JELD-WEN windows are one of the industries building standard window lines. The Inside interior window shall be a drywall wrap with a wood sill only. All wood wrapped interior windows and or framing shall be at an additional cost per window of $325.00 per window and $425.00 per window for stained wood casing. The front door shall be a Therma Tru Glass Panel Door with interior blinds. The rear door shall be six panel Therma Tru Door with peep hole. All interior doors shall be a standard hollow core craftsman door and/ or customers choice within that series. All interior solid doors shall be at an extra cost of $575.00 per door.

    Kitchen Cabinets and Countertops

    All kitchen and home cabinets shall be of a standard solid wood box and door construction, builder cannot use particle board within this home because of Green Certification for a 15 year tax abatement. All cabinet selections shall be made at MFS Supply, see builder for details.  All kitchens have been laid out by a sales professional using the 2020 Design Cabinet software.  Rozier Designer Homes is offering 3M Rhapsody or Carra Quartz Countertops within the kitchen and Master Bathroom area. The kitchen sink comes with a standard 10" deep 18 gauge insulated stainless steel single sink with a 1-1/2 horse powered garbage disposal.

    Flooring Allowances & TILE ALLOWANCES

    All 1st floor and 2nd floor flooring shall be the same Engineered flooring. All 1st and 2nd floor Engineered flooring allowances are: $2.50 per square foot. Basement upgrade carpet flooring shall be carpet within the allowed flooring allowances of $2.50 per square foot or $22.50 per square yard. All bathrooms shall be tile and/or waterproof engineered flooring. The basement bathroom shall be tile with a flooring allowance of $2.50 per square foot. Kitchen backsplash upgrade at an additional cost of $1,700.00 with an allowance of $2.50 per sq. ft. All other requested tile work shall be at an extra cost per design. All flooring selections can be made at Lumber Liquidators and The Tile Shop.

This electrical home light package include All Art Deco light switches and Outlets.


    Extra LED recessed light cans shall be at an extra cost of $425.00 per light can.


    Custom high end wired security system shall be at an extra cost of: $8,500.00.  This would include front and rear door high resolution 360 cameras, WiFi garage door opener and camera located on the inside of garage. This package also comes with three interior motion detectors and one glass break. Also included are a front and rear door contact sensor if door style design allows. Customer shall pay for the monthly service.


    WiFi light switches and or Outlets with USB will be at an additional cost per switch or outlet.
